Your new home—whether a single-family home or townhome—is covered by Baker Residential for structural defects for 10 years. This home warranty protection includes workmanship and materials. All of your home’s electrical, plumbing, and HVAC (heating, ventilation, air conditioning) systems are covered as well. The actual appliances, like your range and dishwasher, are covered by the manufacturer. The manufacturer’s warranty also applies to all of your home’s major appliances, roof, doors, windows, and other products. Mechanical, electrical, and plumbing are covered for two years.
When you buy an existing or resale home, all of those repairs are your responsibility as a homeowner. The cost of a new roof can cost $15,000 or more, depending on the size and shape of your roof. The Baker Residential Home Warranty ProcessWhen you buy a Baker Residential home, the new home warranty is included. But we don’t just hand over a document. We do a homeowner orientation before settlement to make sure everything is completed to your satisfaction. Then, we schedule another warranty orientation within 60 days of settlement; after you’ve had a chance to move in and get to know your new home.
We also plan an end-of-year visit at 11 months. This orientation is scheduled to make sure that any possible warranty issues are handled before the coverage expires.
